This afternoon, the Land Use and Zoning (“LUZ”) Committee will vote on legislation commonly referred to as the Glitch Bill. The bill is the product of the workshops that were held prior to the LUZ Committee meetings earlier this year. As its name suggests, the bill will amend the Zoning Code to clarify inconsistencies and errors in the Code.
There are also some substantive changes. For example, if the bill passes, a reduction in both lot size and lot width will be able to be sought through an administrative deviation. Currently, a reduction in lot size is sought through a variance. Another example is that the cap on students in a daycare center in the CN, CO and CRO zoning districts will be expanded to 150 students through the exception process. This provides an alternative to rezoning to a more intense district. Overall, the changes made through this bill are relatively minor and should help to create a more smooth and consistent administration of the Code.
