Do I need a residential building permit?
The Jacksonville Building Inspection Division oversees the permitting process and is responsible for ensuring that existing and future developments and construction comply with Jacksonville’s building ordinances and the Florida Building Code. On April 1, 2009, the City of Jacksonville officially switched over to the 2007 Florida Building Code. Any plans submitted for review on a new project on or after April 1, 2009 must be designed under the 2007 Florida Building Code.
When is a permit required?
Generally, a building permit is required for any construction that physically changes or adds structures to your property or for work regulated by local codes or ordinances. Examples of types of construction that require a building permit include new buildings, room additions, and swimming pools. Renovations and alterations to existing structures may also require a building permit. Examples of alterations that require a building permit include re-roofing projects and garage conversions. Repairs to existing structures may also require a permit, including replacement of water heaters or other plumbing fixtures, irrigation systems, air conditioning units, and electrical wiring. You may also need a permit to move or demolish a building, to change the use of a structure, to install heating equipment (wood stoves, central heat, wall heaters, and fireplaces), and for the construction of ponds or other excavations.
When is a permit not required?
According to the Jacksonville Building Inspection Division, permits are not typically required for the construction of patio slabs or for vinyl or aluminum siding replacement that does not exceed an area of 500 square feet. Additionally, permits are not normally required for minor plumbing repairs, provided that such repairs do not involve or require the replacement or rearrangement of valves, pipes or fixtures.
